Why Choose a 3 Bedroom Granny Flat?

Grandparents may want to move closer to grandkids, adult kids may need help saving for their own place, and some families want a separate home office, studio, or gym space.

A larger granny flat also delivers higher rental returns, as it appeals to a wider range of people.

Our 3 Bedroom Granny Flat Designs

Amescorp offers three different floor plans/designs for 3-bedroom granny flats. Each design is built with a fixed-price, no-hidden-costs approach that we use on every project. Each design can be modified to suit your block of land and your family’s needs.

Floorplan 01
The George

A tight, efficient layout suited to narrower blocks - living and kitchen open onto a covered front porch.

Floorplan 02
The Ivana

A slightly larger footprint with a wider living zone - the better fit for blocks that can take a full 60 m².

Our standard inclusions include:
External

A covered, tiled front porch, plus your choice of brick, vinyl cladding, Weathertex or rendered polystyrene walls, Colorbond or Boral roof tiles.

Internal

Timber skirting, plasterboard walls, a quality paint finish throughout the granny flat and vinyl or timber laminate flooring.

Bathroom

Floor-to-ceiling tiling, a 600 mm vanity, 6-star tap and shower fittings, and a framed or semi-framed shower.

Kitchen

A stainless steel sink, polyurethane cupboards, an electric or gas cooktop and an externally ducted rangehood.

Bedroom

A built-in wardrobe with sliding mirrored doors and shelving.

Electrical

A 3.5kW reverse-cycle air conditioner, Electricity Meter, LED downlights, and a hard-wired smoke detector.

Our Process

01

Online Assessment & Review

Check the address of the property against specialist mapping sites and obtain sewer diagrams and Sydney Water Tap In diagram if required.

Review any documents you may have for the property such as 10.7 Planning Certificate, Flood information or Title Search deeds.

Discuss any thoughts you may have about what you are looking for in your Granny Flat or Studio, where you may want it located and any other pertinent information.

We will then arrange a Site Visit for one of our Consultants to meet with you at your property.

02

Site Visit & Property Specific Proposal

Our Consultant will meet with you and review all of the factors that will impact on the build of the Granny Flat such as sewer location, slope of the land or items that may need to be demolished or removed.

They will discuss with you what your preferences are for build materials, and then put together a very detailed, fixed price proposal that provides all of the information about our high level of quality inclusions and the best possible estimate of any specific site costs.

You will be invited to come into our Showroom where we have 2 Granny Flats built so that you can see firsthand what is included in your build, and review all of the details, amending anything required.

03

Design Stage

When you are happy with what we have proposed and wish to proceed you will sign the acceptance page and move into the Design Stage.

Once we have the survey and all of the relevant documents you will work with your consultant and our architect to create the design that best suits your requirements. You can amend this where required, as it is essential that you are happy with the design before we move into Approval Stage

04

Approval Stage

When your Design is finalised, you sign the Construction Contract and we will obtain all of the full architectural plans, the structural engineering and hydraulic engineers reports, Basix report and the Certifiers approval & council certificate, resulting in a set of Approved Plans.

Whilst this is all happening in the background, you can come in and make all of your material and colour selections from our large range of optional materials and colours.

If your approval was via a DA through local council, this is expected to be a longer process than obtaining approval via CDC, but we will keep you up to date with progress reports.

05
Construction

Once the Granny Flat or Studio is approved, we will obtain the Home Warranty insurance for your project and you move into the Construction team.

The Project Coordinator will assign a Site Manager for your build, and they will arrange a Pre Construction site meeting with you at the property to discuss the various steps along the way to completing your Granny Flat!

They will be your point of contact through this stage and will do everything they can to have our team of tradesmen battle through pandemics and wild weather to deliver you a Granny Flat you will be proud of.

02

Frequently Asked Questions
How Big Can a Granny Flat Be?

Most granny flats in NSW can go up to 60sqm, but the exact size depends on your block. We build them in all sorts of sizes to fit — 37sqm, 45sqm, 48sqm, 50sqm, right up to 60sqm.

Smaller blocks or tighter zoning rules might mean a smaller size works better. That’s why we always start with a site assessment before locking in a floor plan.

How Much Does a 3 Bedroom Granny Flat Cost?

There is no single answer, as the exact cost depends on several factors, including your land size, the floorplan/design you choose, any inclusions, and site conditions.

How Long Does a 3 Bedroom Granny Flat Take to Build?

The exact timeframe depends on the local council and build site, as approvals and site conditions can affect the schedule.

Amescorp can give you a clearer timeline once we assess your site.

What is the Minimum Block Size for a 3 Bedroom Granny Flat?

The maximum floor area and lot size rules are laid out in the NSW Housing SEPP (State Environmental Planning Policy), and they can change.

Stay up to date with the latest requirements on the NSW Planning Portal, or check with us to see what applies.

Can I Rent Out a 3 Bedroom Granny Flat?

Yes, and many flats are built for that purpose. However, you will need to check with your local council. Double-check with your local council or contact Amescorp to confirm the requirements.

Do I Need Council Approval To Build a 3 Bedroom Granny Flat?

Yes. Most granny flats, no matter the number of bedrooms, will need a Complying Development Certificate or a full Development Application (DA). Amescorp will manage this process for you.

Is a 3 Bedroom Granny Flat a Good Investment?

Costs vary depending on size, finishes, and site conditions. As a guide, a 3 bedroom granny flat typically starts from $160,000 to $190,000 for the build itself, excluding site costs (like slope, access, sewer encasement, demolition, concrete cutting in order to trench for services).

Because every block is different, we recommend a site assessment to get an accurate, all-inclusive quote for your specific project.

We recently completed a granny flat project with Amescorp and are very happy with the final outcome. From the beginning, Ramon Dunlany was professional, knowledgeable, and helpful in guiding us through the planning and sales process. Throughout construction, Danny Lazar did an excellent job as project coordinator, always being approachable, responsive, and willing to assist whenever questions arose. As with many construction projects, there were some delays along the way, which at times was frustrating. However, the team remained professional, kept us informed, and stayed focused on delivering a quality result. The finished granny flat has been completed to a high standard, and we are very pleased with the workmanship, presentation, and overall quality of the build. The end result was worth the wait, and we appreciate the efforts of everyone involved. We would happily recommend Amescorp to anyone considering a granny flat project.

Construction started in October and still not turned over (over 7 months now!). The team at Amescorp are good people to work with. Unfortunately, they had issues with their sub-contractors which significantly delayed our project. Just some pointers: (1)Double check the kitchen design. As my photo shows, there is a window right where the sink is. The silicone in mine would likely mould in due time as water would splatter over the window from the kitchen sink when cleaning dishes. (The foreman says it's ok though.) (2) Be careful also about the council fees. They advised it would just be around 5-6k but my bill came to 21k. (3) Make sure also you don't let their tradies use your water hoses or any of your facilities for that matter. Their workers broke my retractable water hose.

Big thanks to the Amescorp team for completing our granny flat - really happy with how it turned out. They delivered more than what was promised and the quality shows. Danny, the construction manager, was excellent throughout. He’s professional, friendly, and clearly knows his work and his team well, which made the whole process a lot smoother for us. He made sure everything from structure, brick work and gyprock to painting and tiling was done properly. He was easy to deal with, gave helpful suggestions, and regularly checked in to make sure things were on track. Danny also handled unexpected issues smoothly, providing practical solutions without driving up the cost. Being completely honest, I do want to add a small word of caution regarding the plumbing work. While the overall service was good, the plumbing side of things didn’t quite meet the same standard and could definitely be improved. Apart from that, we really appreciated how well they kept things organised throughout the build. Everyone who’s seen the granny flat has had great things to say, and even a few neighbours have asked about Amescorp for their own projects. Building is about turning your dream into reality, and having a team you can trust makes it all a pleasant journey.

We recently completed a 60sqm granny flat build with Amescorp and had a fantastic experience from start to finish. The whole process was smooth, well organised, and delivered on time with no major issues. A special thank you to our site foreman, Steve, who was outstanding throughout the entire build. He kept everything running smoothly, communicated clearly, and was always approachable whenever we had questions. It was obvious he genuinely cared about the quality of the build and making sure everything was done properly. Building can often be a stressful process, but Steve made it easy and straightforward for us. We really appreciated his professionalism and attention to detail. Very happy with the final result and would happily recommend Amescorp to anyone considering building a granny flat.

Great outcome. project manager danny was so accommodating to all the changes we did along the way, nothing was too hard. The pictures don’t do it justice. The quality of the construction is to a high standard. Any imperfections were spotted by danny and rectified immediately. Great honest company. Can’t wait for the next project. Definitely coming back. They make the whole process seamless.

I build my first granny house with Amescorp and met my expectations with the quality of the build , material used and the staff and contractors all have been excellent. This was all due to having a great project manager that Amescorp gave me as Danny . I was that happy that I am now looking at building my second granny flat as an investment property to increase my returns as a self funded retiree . I built my second granny flat and had it competed in September 2025. Again very happy with the quality of the build and the professional way the Project Manager Danny managed this project . Highly recommended company

Very Professional, Best Material and Worksmaship, Great Value. Amescorp uses the best grade material and built a 5 star granny flat. They provide 10 lineal meter PU kitchen cabinets, floor to ceiling tiled bathroom and great flooring tiles with best selection, stone benchtop and many other premium features. Their structural , foundation, frames and roofs are all superb quality and engineering. The Team both office ( Carl, Alisha, Jess , James ) are very professional and helpful and the site team led by Steve the supervisor is friendly and easy to work with. They are not trying to upsell anything nor chasing variations. They deliver all works within the agreed contract. They engage the best tradies and Subcontractors who are a very friendly, professional and did a great job. Amescorp is a 5 star builder that goes above and beyond and spares no cost or resource to provide an exceptional build. The only criticism or area of improvement, if i have to add a negative, is at handover they were bit slow to finish all works and handed over the site with some minor finishing works and touch up outstanding, which i am still chasing to close . But that is common in all building works. But Overall I was very happy with Amescorp’s work and quality.
