Why Castle Hill Is Ideal for a Granny Flat

Castle Hill offers a combination of attributes that are hard to find anywhere else in Sydney — large established blocks, premium property values, excellent transport and strong demand for quality secondary dwellings.

Large, Established Residential Blocks

Many homes in Castle Hill sit on blocks of 600 m² to 1,000 m² or more — significantly larger than typical Sydney lots. These generous block sizes allow for a spacious granny flat with proper setbacks, a private outdoor area and landscaping that complements the existing home. The wider lot frontages common in Castle Hill also simplify construction access.

Premium Rental Returns

Granny flats in The Hills Shire command some of the highest secondary dwelling rents in Sydney. A quality 2-bedroom granny flat in Castle Hill typically rents for $620–$650 per week — substantially more than Western Sydney averages. Tenants are drawn by the suburb’s schools, Metro access, proximity to Castle Towers and the overall lifestyle quality.

Sydney Metro Northwest Access

Castle Hill Metro station (opened 2019) connects residents directly to Chatswood and the Sydney CBD via the Metro North West line. This rail link has significantly increased the suburb’s appeal for tenants and has underpinned ongoing property value growth across The Hills Shire.

Lifestyle and Amenities

Castle Towers — one of Sydney’s largest shopping centres — is at the heart of Castle Hill. The suburb also offers over 60 parks, quality public and private schools, medical facilities and easy access to the M2 motorway. This established amenity base is a significant advantage over newer growth suburbs where services are still being built.

Granny Flat Approvals in The Hills Shire

Granny flats are permitted across residential zones in The Hills Shire under the NSW State Environmental Planning Policy (Housing) 2021. The Hills Shire LEP 2019 and DCP 2012 (Part B, Section 1) provide the local planning framework. There are two approval pathways, and most standard Castle Hill properties qualify for the faster CDC route.

CDC (Complying Development Certificate) — Fast-Track Approval

A CDC is assessed by a private certifier — not The Hills Shire Council — and can be approved within 10–20 business days. Your property qualifies if it meets these standard criteria:

DA (Development Application) — When CDC Doesn’t Apply

A DA through The Hills Shire Council is required if your property has heritage restrictions, sits within a bushfire-prone area (more common in the Glenhaven and Kenthurst edges of Castle Hill), is affected by significant tree preservation constraints, or doesn’t meet the prescriptive setback requirements. DA processing typically takes 45–90 days.

Castle Hill Site Considerations

Several factors are specific to Castle Hill and The Hills Shire that can affect your granny flat project:

Not sure which pathway applies to your block? Use our free eligibility check or call for a site-specific assessment.

How Your Granny Flat Builder Castle Hill Project Works

We manage every stage — from the first phone call through to the final occupancy certificate. You work with one team throughout, not a chain of separate contractors.

Step
01
Property Assessment

We review your block remotely — checking zoning, overlays, heritage listings, tree preservation constraints and sewer maps. We then arrange a convenient time to visit your property in person.

Step 02
Site Inspection & Fixed-Price Quote

Our consultant inspects your Castle Hill property, assessing slope, soil type, sewer location, construction access and any existing structures that may need to be removed. You receive a detailed, itemised, fixed-price proposal — no estimates, no ballpark figures.

Step 03
Architectural Design

Working with our in-house architect, you develop a custom floor plan that complements your existing home, maximises natural light and meets your specific requirements. We adjust the design until you’re completely satisfied.

Step 04
Approval & Material Selection

We prepare architectural plans, structural and hydraulic engineering, the BASIX certificate and your CDC or DA submission. While approvals are processed, you visit our showroom to select materials, colours and finishes from our extensive range.

Step 05
Construction & Handover

Once approved, we obtain Home Warranty Insurance and assign a dedicated site manager. Construction runs approximately 16 weeks. Your site manager coordinates all trades, inspections and certifier sign-offs, keeping you updated at each milestone through to handover.

Read the full step-by-step breakdown on our process page.

Granny Flat Costs in Castle Hill: What Influences the Price

We provide fixed-price contracts, so the quoted price is the price you pay. However, several Castle Hill-specific factors can influence the overall cost of your project:

Size and layout

A 1-bedroom studio costs less than a full 60 m², 3-bedroom design

Foundation engineering

Castle Hill’s Wianamatta Shale clay is moderately to highly reactive; most sites require an engineered slab or pier system designed for the specific soil classification

Tree management

If significant trees need to be removed or protected during construction, arborist reports and council tree removal applications may be required under The Hills Shire’s Tree Preservation Order

Wall material

Brick veneer is a popular choice in Castle Hill to match existing streetscape character; cladding is a more cost-effective alternative

Sewer and services

Distance to the sewer main and any Sydney Water build-over restrictions

Slope and access

Sloping blocks or narrow side access can add to construction logistics costs

Demolition

Removing existing structures, pools, garden sheds or retaining walls

Premium upgrades

Stone benchtops, semi-frameless shower screens, ceiling fans, upgraded flooring

The best way to understand what your granny flat will cost is a free site inspection. Our consultant will assess your specific Castle Hill property and deliver a detailed, no-obligation, fixed-price proposal.

Who Builds a Granny Flat in Castle Hill?
01
Multigenerational Families

This is the most common reason our Castle Hill clients build. Ageing parents or in-laws can live independently in their own fully self-contained home — complete with kitchen, bathroom and private outdoor space — while staying close to family for daily support. The quality of life in Castle Hill makes this an attractive option for parents who value the suburb’s amenities, medical facilities and green spaces.

02
Adult Children and Young Couples

With Castle Hill’s median house price sitting above $2.4 million, some families build a granny flat so adult children or young couples can live independently on the family property — a practical stepping stone into the housing market without the burden of a full mortgage.

03
High-Yield Rental Investment

A quality granny flat in Castle Hill can generate $620–$650 per week in rental income. Tenants are typically young professionals, university workers and small households drawn to the Metro access, schools and lifestyle amenities. The vacancy rate across The Hills Shire sits well below the Sydney average, meaning quality granny flats rarely sit empty for long.

04
Dedicated Home Office or Studio

A separate building in the backyard provides a professional-grade workspace — fully climate-controlled, with its own power, data points and entrance — completely removed from household noise and distractions.

Why Castle Hill Homeowners Choose Amescorp

Frequently Asked Questions - Granny Flats in Castle Hill
Can I build a granny flat on my Castle Hill property?

Most residential properties in Castle Hill are zoned R2 Low Density Residential and can accommodate a granny flat under the NSW Housing SEPP 2021, provided the block is at least 450 m². Given Castle Hill’s typically large block sizes, the majority of properties qualify.

Do I need Hills Shire Council approval?

Not necessarily. If your property meets the standard CDC criteria, approval is handled by a private certifier within 10–20 business days, bypassing council entirely. A DA through The Hills Shire Council is only required if your property has heritage constraints, bushfire classifications, tree preservation complications, or doesn’t meet the prescriptive standards.

What is the maximum granny flat size in Castle Hill?

The maximum internal floor area is 60 m², or 10% of the total floor area of the principal dwelling — whichever is greater. On Castle Hill properties with larger homes, this 10% rule can allow a granny flat larger than 60 m² in some cases.

How much can I rent a granny flat for in Castle Hill?

A quality 2-bedroom granny flat in Castle Hill typically rents for $620–$650 per week. This is significantly higher than Western Sydney averages and reflects the suburb’s premium location, Metro access and lifestyle amenities.

Will the reactive clay soil in Castle Hill affect my build?

Castle Hill sits predominantly on Wianamatta Shale — a moderately to highly reactive clay soil. This means foundations need to be specifically engineered for the site’s soil classification. Amescorp assesses soil conditions during the site inspection and designs the foundation accordingly, factoring the cost into your fixed-price quote.

Are there tree removal restrictions in Castle Hill?

Yes. The Hills Shire Council enforces a Tree Preservation Order across the entire LGA. Trees above a certain size cannot be removed without council approval. If your proposed granny flat location would affect significant trees, we identify this during the site assessment and advise on the best approach — whether that’s adjusting the siting of the build or applying for tree removal.

How long does it take to build a granny flat in Castle Hill?

Construction takes approximately 16 weeks from commencement. Before that, allow 2–4 weeks for design and 2–4 weeks for CDC approval (longer for DA). The full process from first consultation to move-in is typically 4–6 months.

Can I subdivide the granny flat from my main house?

No. Under NSW planning law, a secondary dwelling cannot be subdivided from the principal dwelling via Torrens title. The granny flat must remain on the same title as the main house. However, it can be rented to any tenant — it is not restricted to family members.

We recently completed a granny flat project with Amescorp and are very happy with the final outcome. From the beginning, Ramon Dunlany was professional, knowledgeable, and helpful in guiding us through the planning and sales process. Throughout construction, Danny Lazar did an excellent job as project coordinator, always being approachable, responsive, and willing to assist whenever questions arose. As with many construction projects, there were some delays along the way, which at times was frustrating. However, the team remained professional, kept us informed, and stayed focused on delivering a quality result. The finished granny flat has been completed to a high standard, and we are very pleased with the workmanship, presentation, and overall quality of the build. The end result was worth the wait, and we appreciate the efforts of everyone involved. We would happily recommend Amescorp to anyone considering a granny flat project.

Construction started in October and still not turned over (over 7 months now!). The team at Amescorp are good people to work with. Unfortunately, they had issues with their sub-contractors which significantly delayed our project. Just some pointers: (1)Double check the kitchen design. As my photo shows, there is a window right where the sink is. The silicone in mine would likely mould in due time as water would splatter over the window from the kitchen sink when cleaning dishes. (The foreman says it's ok though.) (2) Be careful also about the council fees. They advised it would just be around 5-6k but my bill came to 21k. (3) Make sure also you don't let their tradies use your water hoses or any of your facilities for that matter. Their workers broke my retractable water hose.

Big thanks to the Amescorp team for completing our granny flat - really happy with how it turned out. They delivered more than what was promised and the quality shows. Danny, the construction manager, was excellent throughout. He’s professional, friendly, and clearly knows his work and his team well, which made the whole process a lot smoother for us. He made sure everything from structure, brick work and gyprock to painting and tiling was done properly. He was easy to deal with, gave helpful suggestions, and regularly checked in to make sure things were on track. Danny also handled unexpected issues smoothly, providing practical solutions without driving up the cost. Being completely honest, I do want to add a small word of caution regarding the plumbing work. While the overall service was good, the plumbing side of things didn’t quite meet the same standard and could definitely be improved. Apart from that, we really appreciated how well they kept things organised throughout the build. Everyone who’s seen the granny flat has had great things to say, and even a few neighbours have asked about Amescorp for their own projects. Building is about turning your dream into reality, and having a team you can trust makes it all a pleasant journey.

We recently completed a 60sqm granny flat build with Amescorp and had a fantastic experience from start to finish. The whole process was smooth, well organised, and delivered on time with no major issues. A special thank you to our site foreman, Steve, who was outstanding throughout the entire build. He kept everything running smoothly, communicated clearly, and was always approachable whenever we had questions. It was obvious he genuinely cared about the quality of the build and making sure everything was done properly. Building can often be a stressful process, but Steve made it easy and straightforward for us. We really appreciated his professionalism and attention to detail. Very happy with the final result and would happily recommend Amescorp to anyone considering building a granny flat.

I build my first granny house with Amescorp and met my expectations with the quality of the build , material used and the staff and contractors all have been excellent. This was all due to having a great project manager that Amescorp gave me as Danny . I was that happy that I am now looking at building my second granny flat as an investment property to increase my returns as a self funded retiree . I built my second granny flat and had it competed in September 2025. Again very happy with the quality of the build and the professional way the Project Manager Danny managed this project . Very Professional, Best Material and Worksmaship, Great Value. Amescorp uses the best grade material and built a 5 star granny flat. They provide 10 lineal meter PU kitchen cabinets, floor to ceiling tiled bathroom and great flooring tiles with best selection, stone benchtop and many other premium features. Their structural , foundation, frames and roofs are all superb quality and engineering. The Team both office ( Carl, Alisha, Jess , James ) are very professional and helpful and the site team led by Steve the supervisor is friendly and easy to work with. They are not trying to upsell anything nor chasing variations. They deliver all works within the agreed contract. They engage the best tradies and Subcontractors who are a very friendly, professional and did a great job. Amescorp is a 5 star builder that goes above and beyond and spares no cost or resource to provide an exceptional build. The only criticism or area of improvement, if i have to add a negative, is at handover they were bit slow to finish all works and handed over the site with some minor finishing works and touch up outstanding, which i am still chasing to close . But that is common in all building works. But Overall I was very happy with Amescorp’s work and quality.
